How to start – simple, fast, and transparent
You fill out our start form and upload three photos of your apartment. There, you provide us with the key information about your location, features, and special details.
Based on this, we create a potential analysis and show you what kind of income you can realistically expect. We answer your questions, explain the process, and prepare everything for your listing.
Once your listing is online, we start the marketing process – within about three weeks, we’ll generate your first bookings.
How does the listing creation process work?
You’ll receive our photo guide that walks you step by step through how to take professional photos of your apartment easily.
It takes about 15 minutes. You then send us 30 to 35 photos of your apartment – we edit them and turn them into high-quality, professional images for your listing.
In a short call, we’ll go through the features of your apartment together.
Based on this, we create your complete Airbnb listing – professional, visible, and designed to attract bookings.
What should I do before hosting my first guests?
We’ll send you our Easy2Room Host Guide, which shows you step by step how to prepare your home, safely store personal belongings, and get everything ready for your first guests.
Your apartment must be handed over in a clean and orderly condition so everything can start smoothly.
Guest satisfaction and quality are especially important to us. That’s why we follow clear quality standards and rely on your apartment being properly prepared from the start. From there, we take over – ensuring a high-end guest experience that brings you great reviews and happy guests.
What does Easy2Room’s cleaning service include?
We clean before and after each stay and make sure your apartment is always in perfect condition.
We clean all surfaces, bathrooms, and floors, make the beds with fresh linens, and provide fresh towels for your guests. We clean the kitchen, the fridge, remove trash, and restock toilet paper, shampoo, and shower gel – all according to the Easy2Room quality standard.
This ensures your guests feel comfortable from the first moment – and you return to a spotless, well-kept apartment.

Legal & Regulations

Is short-term rental actually allowed?
Yes – in Munich, short-term rentals are allowed for up to 56 days per calendar year for tourist purposes.
This rule is based on the “Zweckentfremdungsgesetz” (Misuse of Housing Act) of the City of Munich, which regulates the temporary use of residential property for non-permanent housing. As long as you stay within the 56-day limit, your rental is exempt from approval and legally permitted.
Easy2Room knows the regulations and ensures full compliance. Together, we plan your rental periods so you’re always on the safe side.
Do I need a registration number for my listing?
No – as long as you stay below the 56-day limit in Munich, no registration number is required. We track your rental days and ensure that the limit is never exceeded. Outside Munich, we inform you about local rules where applicable.
How does Easy2Room handle house rules and neighbors?
Respect and trust are key to us. We communicate house rules, quiet hours, and neighborhood guidelines clearly and kindly to guests to avoid misunderstandings. This keeps your home protected – ensuring a smooth and respectful stay.
Can I rent out my apartment if I’m a tenant?
Yes – with a written subletting permission from your landlord. We’ll support you with a short landlord approval form. Once approved, we handle everything else – from listing setup to guest management – legally and hassle-free.
How does it work for property owners?
For property owners, short-term rental is also possible for up to 56 days per year. It’s important to comply with your condominium association (WEG) rules and house regulations. We ensure your listing is compliant and runs smoothly.

Damages & Insurance

What happens in case of damages?
Airbnb provides an integrated Host Guarantee and insurance that covers typical damages during a guest’s stay. If anything happens, we document the incident and handle the entire claim process with the platform – quickly, transparently, and hassle-free.

Finances & Taxes

How are my earnings paid out?
Guests pay directly through the platform (e.g., Airbnb). Your payout is transferred to your registered account after check-in according to platform rules. You can always view your net payout amount in your host dashboard.
What is your commission and what’s included?
We operate with a transparent 30% success-based commission on your Airbnb revenue. This includes marketing, pricing, guest communication, check-in/out coordination, cleaning management, quality control, and ongoing performance monitoring. Invoiced plus 19% VAT.
Who pays for cleaning and how is it billed?
Cleaning costs are billed separately to guests as a cleaning fee and vary depending on the size and features of the apartment. We handle scheduling, quality, and coordination between stays.
Are there any upfront costs for listing creation?
No. We cover the upfront work and create your professional listing free of charge. For your first booking, a one-time setup fee of €99 for listing creation will be deducted.
How and when do I receive your invoices?
On the first check-in day of a booking, we issue our commission invoice. If you wish, you’ll also receive monthly reports summarizing nights, revenue, cleanings, and payouts – completely transparent.
Do I need to register a business for short-term rental?
No – you don’t need to register a business as long as you rent your apartment for a maximum of 56 days per year. Easy2Room handles the operational management (cleaning, communication, coordination).
If you rent for more than 56 days a year or hold a tourism license, business registration may be required – please confirm with your tax advisor.
Do you provide documents for my tax advisor?
Yes. Upon request, you’ll receive export files, monthly reports, and invoices – clearly organized so your tax advisor has everything needed at a glance.
